Yes. In order to buy a property in Greece you have to obtain a Greek TAX number (ΑΦΜ).

How we calculate the TAX when i buy or build in Greece

In Greece when you buy a property the TAX is 3,09% from the buying price. When you build you get Taxed 24% which is the Greek VAT.

What is the cost of all the extras i have to pay when i buy a property?

When you buy a property you will need to pay some extra Fees.

Such as the transfer o the ownership which is 3,09% and the registration which is 0,7%.

Also you will need a lawyer and a notary which each one takes 1%-2%.

Also if you buy through real estate office the fee is 2,5%.

All the percentages are based on the buying price.

Some basic laws are that in order to build inside residence area the plots haw to be at least 300 sq.m. and touches a public road.

For outside residence area the plot has to be at least 4.000 sq.m. and touches a public road.

The costs to build changes all the time.

The lowest cost right now is around 2.000 euros per sq.m. plus VAT which is 24%.
